Kou awakened his ability after getting hit by a stray baseball. 

He is many times seen talking to thin air or dodging invisible objects. 

Then rumors soon start to spread and the entire school make fun of him. 

Kou's parents, after realizing their son is being bullied, send him to live with grandparents in the countryside, hoping he could grow up in a better environment.

Kou wonders if his parents are scared of him, too.

Kou's grandparents are very nice people. They tell him his ability is a gift. Kou says it's more like a curse to him. 

On the first day of school, everything goes wrong for poor little Kou. First, he is late 'cause a spirit pulls a prank on him. The spirit later apologizes to Kou and warns him something scary is residing inside the main building. Second, a classmate of his catches him talking to the air (they don't see the spirit), she later tells the whole class about it. People in the countryside are rather superstitious, so everyone in the class is wary of Kou. Third, Kou is a warm person by nature, but he puts on a cold and distant look so spirits don't bother him. Bad rumors + bad attitude = Kou isn't able to make any friends on his first day. 

"At this point. I don't mind having a spirit as friend." - He thought, while sitting by himself eating his bento on the rooftop.

"Is that so?"

Suddenly, Kou wakes up in another dimension, the main building. It is dark outside and the moon is all bloody. 

He is confronted by a bloody figure holding a pair scissors.

A ghost boy appears and saves Kou from the angry spirit but also gets himself fatally injured.

"I-I think I'm about to disappear. But, to think I'd die in the arms of such a handsome man. T-totally worth it."

"Stop spouting nonsense. I'll save you! Just tell me how to."

"I-If we form a contract, I'll get a lot stronger then I can get us out of here. But, I'm a very jealous ghost.."

"F-fine. Just get it over with"

"Then-" 

The ghost boy suddenly turns around, pins Kou on the ground, and starts kissing him passionately. Kou feels a surge of electricity running through his body, then something like an invisible string starts tangling both of them together. 

Before Kou is about to faint due to lack of oxygen, the perverted ghost pulls out. 

"Our contract has been established. From now on, I'll be in your care, Master. ^ _ ^" The ghost boy, while still sitting on Kou's stomach, smiles brightly.

The ghost boy doesn't have a name, so Kou names him "Yuu". 

The two successfully escape and make their way to the outside world.

Kou's life with the perverted ghost Yuu begins.

Yuu has no recollection of his previous life.

----------

Yuu teaches Kou to be himself. 

Kou teaches Yuu.. manners.

Kou eventually gets out of his shell and be himself again. A few classmates start to talk to him, but Kou doesn't mind how they see him anymore. Kou feels okay as long as he's with Yuu. Yuu might be a perverted ghost, but he's also the kindest ghost, a close friend that Kou can always turn to.

Another transfer student and a powerful exorcist, a chuuni boy, Katsuki.

He tries to exorcise Yuu but fails every time.

Katsuki is also a loner. Eventually they become friends.

Katsuki is jealous of Kou having such a powerful and faithful companion. Katsuki tries to recruit/seduce Yuu many times but fails.

Thanks to Katsuki, Kou realizes his feelings for Yuu.

Together they defeat the main building evil and release the trapped spirit.

Yuu becomes the new ruler.

----------

Yuu starts to forget things.

Katsuki warns Yuu is becoming a "yokai" is losing human's emotion and memories.

The only way to save Yuu is to help him pass on.

At this point, Kou is already attached to Yuu.

Katsuki performs the strongest ceremony but fails.

Yuu is revealed to be still alive, but his body is in a deep coma.

----------

After a thorough investigation, the gang arrive at the hospital.

Kou confesses his love to Koutaro (Yuu's real name).

"I'll wait for you, no matter how long it takes."

Kou and Koutaro terminate their contract and Koutaro's soul enters his body.

A year later, Koutaro wakes up. He lost his memories of when he was a ghost.

Koutaro now can see ghosts, too, thanks to his authority when he was a spirit.

On his first day back to school, he meets Kou and Katsuki. The two seem to know him, especially Kou. However, Koutaro doesn't remember them.

The real Koutaro is a lot more reserved than his ghost self. He still has perverted thoughts, but only in his head. 

Koutaro jumps on the Kou x Katsuki ship (in his head)

Because the two keeps bugging him, Koutaro wishes to be alone. Next thing he knew, he finds himself in the cursed main building. 

A vengeful spirit comes out to greet its landlord, but its bloody and twisted appearance scares the life out of Koutaro.

Kou arrives and "saves" Koutaro.

Kou tells Koutaro to make a contract with him.

Kou kisses Kourato..'s hand.

Koutaro's defense instantly collapses.

They reverse their roles for a while until Koutaro gets comfortable enough to reveal his true (perverted) self.

"Hey, Kou-chan. When I look at you and Katsu-kun, I feel like I've met you guys before in my dreams. It's strange, isn't it?"

"Who knows? H-Hey stop touching me in weird places!!!"

"N~ope. ^_^"
